September 2026 Edmonton Real Estate Market Update: What Buyers and Sellers Need to Know

The latest REALTORS® Association of Edmonton statistics show the local housing market continuing its transition into a more balanced environment.

For homeowners, that isn't bad news.

It's simply a reminder that preparation has become one of the biggest competitive advantages.

Home Prices Continue to Hold Strong

The average residential selling price reached $466,000 in September, up 2.9% from September 2025.

Detached homes continue to perform well, with an average selling price of $570,000.

Buyers Have More Choices

Inventory increased to 8,062 active listings, representing approximately 4.1 months of inventory.

More inventory means buyers can compare homes more carefully before making an offer.

That also means sellers need to stand out.

What This Means for Sellers

The homes generating the strongest interest today typically have three things in common:

• Strategic pricing.
• Professional marketing.
• Strong online presentation.

Those aren't extras anymore.
